Seller case study | Montrose

1201 Bomar: a strategy shaped by the property.

For this Montrose sale, Tawnya Marney represented the owners from initial preparation through closing. The plan centered on three deliberate decisions: avoid improvements with uncertain returns, present the home more clearly, and reach more than one kind of buyer.

The assignment

Look beyond a standard listing plan.

The owners had lived in the home for many years and were preparing for a major move. Before going to market, Tawnya considered which preparations would genuinely help the sale and which expenses might not be recovered.

The property could appeal to someone who wanted to live in it, but its location and lot could also interest a developer. The marketing plan needed to speak to both audiences without making assumptions about what the eventual buyer would do.

Three decisions

Preparation with a purpose.

01

Skip unjustified upgrades.

Tawnya advised against improvements whose likely return did not justify the cost. The sellers could focus their resources where they mattered most.

02

Give buyers a clearer view.

The owners moved out before listing. With the home cleared of years of accumulated furnishings and belongings, photography and showings could better reveal its spaces and possibilities.

03

Reach two buyer groups.

The campaign was designed for prospective owner-occupants and developers, allowing both to evaluate the property through the lens of their own plans.

The outcome

A completed Montrose sale.

The property received several offers from both developers and owner-occupant buyers and went under contract with a developer after only 16 days on the market. For context, selected comparable 77006 resales that closed October through December 2025 averaged 110 days on the market. Tawnya guided the sellers from initial preparation through closing.

This case is an example of a property-specific approach, not a promise that the same strategy or result fits every home. The transaction and seller representation are reflected on Tawnya’s HAR profile.
